HELPFUL HINTS
Sometimes sellers feel that paying a real estate commission is an unnecessary high expense and they may feel that they can save the commission and sell it themselves. There are other sellers who would just prefer to do it themselves; they are true 'Do-It-Yourself'ers.
To the 'Do-It-Yourself'ers, I say...Welcome to the wonderful world of Real Estate! There are many helpful hints and forms I can offer you.
Why would I offer to help you?
It's simple, really.
- If you are fortunate and sell your home yourself (with some help from me), and you have a friend or relative who is NOT a 'Do-It-Yourself'er, then hopefully you'll appreciate what I had done for you and reciprocate by referring them to me when they're thinking of buying or selling a property.
- If you are not successful in selling your home yourself and I have been helpful to you, hopefully you will choose me to take over the task.
To the other type of owner/sellers, I can honestly say:
- A good Realtor earns every penny of the commission (which, by the way, is usually split 4 ways).
- The Realtor pays for the advertising, open houses, signs etc. and doesn't get reimbursed if a house never sells!
- Most qualified buyers today have very limited time and usually work with a realtor to find homes that fit their needs. Realtors rely on the Multiple Listing Service (which a 'For Sale By Owner' won't be listed with) to select properties to show qualified buyers. This means that usually, the buyers who go to see 'For Sale By Owner' (or FSBO's, as they are called in the real estate industry) homes are either:
- Tire kickers who have no idea of how much they can afford,
- Bargain hunters who think they can save the commission by buying a FSBO,
- Not really buyers; either people looking for decorating ideas or much worse, thieves looking to "case" the house.
So, I strongly recommend that FSBO's reconsider, since even in the best case, if you get qualified buyers who want to buy your home, those buyers are going to want to deduct the commission from their offer price!
If you, the seller, accept that offer, you end up with less money since you paid for the advertising, paid for the signs, took off time from work to allow for showings and had to give up the commission savings to the buyers!
